Showing Properties for Another Agent

Helping a fellow agent with showings? Please remember a BRBC or PSRA!

 

One of the best things about Realty Concepts is the team spirit so many of you show when helping with showings.

With Buyer Representation Agreements now required, please remember: a Buyer Representation and Broker Compensation Agreement (BRBC) or Property Showing and Representation Agreement (PSRA) must be signed by buyers before any showings by anybody.

If you're helping another agent by showing their buyers:

  • You do not need a separate rep agreement as the helping agent — the original agreement covers the whole Brokerage

  • You must confirm in writing that the agent you're helping has a signed rep agreement with the buyers

  • If there's a violation and FAR issues a $2,500 fine, the original agent (not the one helping) is responsible for the fine

Avoid issues by getting agreements signed early — this is state law and part of the 2024 NAR Settlement, not just RC policy.
