Realty Concepts Web Leads 

Realty Concepts has invested in creating a website and CRM platform that will generate web leads for our agents, and we provide the opportunity for each of our agents to become part of our exclusive Web Leads team. In order to join, you must: 

  • Be an Elite or Premiere myRC member 
  • Complete the Web Leads Training Module in BoldTrail Learning Portal
    • Required for eligibility to attend Web Leads Orientation
  • Complete in-person Web Leads Orientation with Sales Manager, Damon Barnett
    • Offered as needed, based on agent interest. 

We hope that our agents can convert every potential lead to a client. Below is some important information regarding web leads for our Web Leads Team. 

Web Leads Expectations

  1. Respond to all leads as quickly as possible. You’ll have the highest rate of contact within 30 seconds of the lead registering on the website. If at least 3 phone call attempts are not made within the first 3 days of acceptance, BoldTrail will pull that lead from your CRM and redistribute to another agent in the rotation. 
  2. For your first contact with each lead, use phone, text and email. Using all possible contact methods ensures that you can find out which method is best for that particular lead.
  3. If you cannot make contact with a lead, call/text and email twice per day for the first 6 days. Call/text and email once per day for days 7-14 for every lead that has not been contacted.
  4. All new uncontacted leads must be set up on a property drip to automatically receive listing alerts, either daily or twice weekly.
  5. Always keep lead status current. If contact is made with a lead, that lead should be moved to the active or prospect status. Otherwise, keep the lead listed as a new lead. See the RC Help article on Bold Trail statuses for more information.
  6. During your first communication with a new lead, it is your responsibility to make every effort to determine if the lead is already working with another Realty Concepts agent. If the lead is, transfer the lead to the existing agent immediately. 
  7. Always assign a follow up call or a follow up plan of weekly, monthly or quarterly calls to all leads. If a lead is moved to the Archive category, notes must be made as to why this lead was moved to this category. 
  8. Please make sure to add the hashtag RCREFERRAL to all referrals received.

Web Leads Referral Fees

All myRC Web Lead referrals will owe a 25% referral fee to RC, in addition to your normal split. 

  • The 25% referral fee applies to all transactions with the myRC web lead client within 12 months from the close date of the first transaction. 

myRC Web Lead referrals will not count towards your cap, nor will your cap apply to these leads if you have already reached your cap. 

  • For example, a $350,000 property sale at 2.5% commission would earn $8,750 in gross commission. 
    • BoldTrail’s 25% referral would be $2,187.50.
    • This leaves $6,562.50. At a 30% split with RC, the agent commission would be $4,593.75.

Important Tips to Remember for BoldTrail

  • Use the activity dashboard to prospect! Let BoldTrail do the work for you in identifying which leads need the most attention. These leads may be ready to connect now if they have been more active recently.
  • Always be “weeding your garden”: constantly watch the activity of your leads and ensure they are in the appropriate categories. Only keep 100 active leads in the New, Active and Prospect categories.
  • Make sure property alerts are set up, accurate, and the frequency in which the lead is receiving emails matches the timeline of when they will be buying. 
  • Use the tools BoldTrail has to offer: segment leads into easy to find lists and hashtags. Use geographical locations, types of lead sources, prospecting reminders, etc. 
  • Create custom smart drips for specific groups of leads. 
  • Use advanced lead filters to target specific groups of leads and create custom items of value just for these groups. 
  • Use to-dos to create reminders for yourself about leads if that helps you. 
  • Read and become familiar with the automatic drip emails being sent in different statuses. Remember, they come from you, so you should know the content of the emails. 
  • Ensure your leads are in the correct category so that the lead does not receive marketing material or contact attempts that they should not.
