Listing To Do Checklist
Congrats, you’ve got a listing or you’re close to listing a property! Now what? Use this checklist to confirm you’ve done everything necessary to market the property and get it sold.

You’ve got a listing... now what?
1. Personal Sign Rider:An RC yard sign and post is provided by RC. Your first sign rider is provided when you join RC. Order your personal rider at marketingfresno.com
*This needs to be done weeks before to accommodate design and time to create the rider and have it delivered to the office OR have our sign guy pick up from vendor. If you decide to have the rider brought to the office, it will be your responsibility to add it to your for sale sign once it goes up. It is recommended by RC to have the sign guy keep your signs in his inventory so that when he goes to install a sign, he already has your rider.*
2. Listing Agreement:Go to CAR forms at zipformplus.com and complete the listing agreement. Send to manager for review, BEFORE seller signs.
3. Start your Skyslope (SS) file:Create a listing (not transaction) in SS within three days of seller signing but before your listing start date for the MLS. Your SS file is what triggers the listing team to input your listing and make it go live in the MLS. Do not wait until listing time. Once the contract is signed it must be uploaded for review. You must add tax records in SS at the same time you upload RLA. Staff pulls all info from SS. The listing start date in SS is either the beginning listing period on RLA or the on market date on the MLSA form. Basically, the date it is going live on the MLS is the start date you want to input in SS.
4. Photos: Photographers can be found on the vendor Google Space.Go to marketingfresno.com and click on the “RC Vendor Space” button in the Photos and Matterport section to view the recommended photographers in the RC Vendor Google space. If the recommended photographers don’t automatically pop up then just search #rcrecphotographers. Photos must be emialed to listings@realtyconcepts.com before 2pm on the day the listing is expected to go live.
5. Future on Market DateIf you are marketing the property to the public on a future date you must email a copy of the MLSA to mls@fresnorealtors.com at the time of having your agreement signed.
6. MLS input and info:Staff inputs your listing and submits it to “go live” in the Fresno MLS for all agents. There is a form to fill out and the platform used to input the info is called “Ctrl Fill”. Access to “Ctrl Fill” for the MLS input info is within the company cloud in BoldTrail. Once you have completed Ctrl Fill and after you submit you will get a confirmation. Also, you will then be prompted to submit your sign request. You will need to self input for any other MLS other than Fresno.
7. Sign Instructions:
There is a form to fill out and the platform used to input the your sign info called “Ctrl Fill”. You can find access “Ctrl Fill” for the sign request within the company cloud in BoldTrail. When you fill out the MLS input in Ctrl Fill and complete the submission it will ask you to submit a sign request. If you fill out your MLS input through Ctrl Fill in advance you can go back to Ctrl Fill to submit your sign request separately. Signs are ordered by staff the day your listing goes live and is up usually within 2 days (no sign installs on Sunday or Monday). Out of area listings please contact staff for info.
8. Deadline:Everything for a listing (LA, SS file, MLS input sheet “Ctrl Fill”, photos) must be submitted and reviewed by 2pm to be on MLS that day. Send photos to listings@realtyconcepts.com
9. Modifications:The SS file automatically prompts staff once you submit a new listing to it. Start your SS file and staff will begin working on their end. If your listing start date changes you must modify your agreement and upload the modification to SS, change the start date in SS on the transaction tab AND email listings@realtyconcepts.com. If you only change the date in SS and don’t email staff they won’t know.
10. Lockbox:Add a SUPRA key box to your property. Purchase from F.A.R. They are $113.
11. Adding open houses or modifying pictures in MLS:You have permission in MLS to do these tasks. Once your listing has been entered to the MLS and is live you can make your own changes to agent and marketing remarks if needed.
12. Price changes and other changes to listing agreement such as expiration date, or commission amount:Use the C.A.R. form Modification of Terms (MT-LA). Once executed upload to the appropriate tab in SS and change the information regarding listings in the transaction section of SS. Email the MT-LA form to listings@realtyconcepts.com and request staff to make the changes in the MLS for you.
