Joining an MLS Outside of Primary Service Area for a Single Listing
There’s almost nothing in the world more exciting than getting a new listing – but what do you do when that new listing is in an area that isn’t covered by your local MLS of choice?
First things first: confirm that CRMLS doesn’t cover that area. It’s quick, easy and inexpensive to get CRMLS access through FAR – and Realty Concepts always maintains an active CRMLS membership.
But if it’s not in CRMLS, then what?
You’ll need to join the MLS of the area where the listing is located. If Realty Concepts is not already a member, we’ll need to join that MLS, too.
That’s where things get tricky. Joining an MLS is expensive and time consuming. That said, we are ALWAYS happy to join an MLS provided that two things are true:
- You are 100% certain that you are going to get the listing. If we join the MLS and you do not get the listing, we may ask you to reimburse us for the cost of joining.
- The company dollar generated by the sale will be materially more than the cost to join the MLS. Some MLSs are $500+ for Realty Concepts to join. If you’re listing a $50,000 piece of land at 3% on a 70% commission split, the company would lose money on that deal – maybe a good idea to send deals like that through RELO!
